Good news for the Real Estate market

Home Prices Trend Up

After two years of “steadily dismal” national home price declines, a report from Clear Capital, Truckee, Calif., suggests a more positive outlook for 2010.
The latest Clear Capital Home Data Index Market Report released this morning shows national quarterly home price gains of 1.7 percent, with all four regions showing improvement. Year over year, home prices posted a price change of -1.3 percent, a substantial improvement over 2008’s -20.4 percent change.
Additionally, the report said the national REO saturation rate fell by nearly 16 percentage points in December from the beginning of the year, to 25.5 percent.
“Home buyer credits mixed with low interest rates have helped return homebuyers to the marketplace,” the report said. “At the same time, loan modification programs have helped regulate the new supply of distressed properties. Throughout 2009, these factors contributed to the national REO saturation rate dropping, helping to drive prices up during the summer months and stabilizing home prices.”
Regionally, home prices gained strongest in the Midwest, 4.1 percent. The South and West each recorded gains of 1.2 percent; the Northeast saw a 0.4 percent gain.
At the Metropolitan Statistical Area level, Detroit--a market that really had nowhere else to go but up--once again led highest-performing markets, showing a 17.4 percent gain. Overall, Clear Capital said MSA home prices continue to improve, with seven of the 15 highest-performing markets posting positive yearly gains; last year at this time, just one market returned positive year-over-year marks.
Another market, Las Vegas, turned in its first positive quarterly price gain in more than three years, gaining 1.1 percent. Clear Capital noted that while its yearly price decline (-27.4 percent) remains high, Las Vegas is “showing signs of transitioning from home-price freefall, to more traditional trends.”
